Rental Criteria 

Rental Criteria and Approval Tiers:

To qualify, applicants must meet the following standard rental criteria:

• Verifiable monthly income of at least 2.5 times the rent
• No disqualifying criminal history
• No rental debts, unpaid judgments, or evictions (open or reported within the past 3 years)

Approval – Tier 1: Applicants with moderate-to-minor credit risk who meet the standard criteria may qualify for the standard deposit or deposit waiver fee.

Conditional Approval – Tier 2: Applicants with limited or high-risk credit may be approved with the standard deposit plus an additional $500, provided they meet all other rental criteria.

Conditional Approval with Guarantor – Tier 3: Full-time students or applicants earning 2.0–2.49x the rent may qualify by adding a Guarantor. The Guarantor must meet Tier 1 criteria and have a monthly income of at least 5x the rent. Guarantors assume full responsibility for the lease if the resident defaults.

Criminal: A history of criminal activity may be grounds for denial of your application.
